Three things that kill a water heater early

Water quality, skipped maintenance, and high water pressure. What I actually see cut water heater life short in Kane County, and what to check.

I get asked how long a water heater lasts, and the honest answer is that it depends almost entirely on three things. A tank in a house with good water, a five-minute annual habit, and pressure set where it belongs will outlive its warranty. The same tank, same brand, same installer, in a house that has none of those, will be leaking onto the basement floor years early.

Here is what I actually see when I cut open a failed tank.

1. Water quality

This is the big one in Kane County, and it is the one people have the least control over. Hard water carries dissolved calcium and magnesium. Every time your heater fires, some of that drops out of solution and settles on the bottom of the tank as scale.

Two things then go wrong. The burner is now heating through a layer of rock instead of straight into water, so it runs longer and hotter to hit the same temperature — that is the popping and rumbling people call about. And that extra heat works the steel and the glass lining harder than the tank was designed for.

If you are on a private well out toward Campton Hills, Wasco, or Lily Lake, your water is harder than what people get in town, and this happens faster. I wrote up what is actually in the well water out here separately. The fix is not exotic: a properly sized water softener ahead of the heater, and a flush once a year to move out what does settle. If you are running a tankless unit, this matters even more — scale is the number one reason a tankless throws an error code, which is why descaling is routine service and not a repair.

2. Lack of maintenance

Most tanks are installed and then never touched again until they fail. Two jobs get skipped, and both are cheap.

The annual flush. Draining a few gallons off the bottom clears the sediment before it packs down. Takes fifteen minutes. Skip it for a decade and the sediment layer turns into a solid crust you cannot drain out at all.

The anode rod. This is the one almost nobody knows about, and it is the one that actually determines whether your tank leaks. There is a sacrificial metal rod hanging inside your tank whose entire job is to corrode instead of the tank walls. It is designed to be consumed. On typical water it gives you somewhere in the range of three to five years, and on hard water it can be less.

Once that rod is gone, the corrosion has nowhere to go but the steel. A tank does not usually announce that. It just quietly rusts from the inside until the day it opens up. When people tell me their heater “failed with no warning,” this is almost always what happened — the warning was available years earlier, on a rod nobody pulled.

Swapping an anode rod costs a fraction of a new heater. Checking it is part of any water heater service call I run.

3. Excessive water pressure

This is the one that surprises homeowners, because nothing about it feels wrong. High pressure feels good in the shower. Your tank experiences it differently: every fixture, valve, joint, and seam in the house is holding back more force than it was built for, around the clock, for years.

The Illinois Plumbing Code has a whole subsection for this, and it is named about as plainly as it gets: “Excessive Static Water Pressure.” Under 77 Ill. Adm. Code 890.1210(g), if water main pressure exceeds 80 psi, a pressure reducing valve has to be installed to bring it down to 80 or lower. That is the legal ceiling, not the target. Most plumbers, myself included, like to see a house sitting in the 40 to 60 psi range. I have walked into houses running well past 80 and found the homeowner had no idea, because the only symptom was a water heater that kept needing repairs and a T&P valve that dripped.

One catch worth knowing: putting in a pressure reducing valve creates what is called a closed system. Water can come in from the street but cannot push back out. When your heater fires, that water expands and now has nowhere to go, so pressure spikes inside the tank every heating cycle. That is what a thermal expansion tank is for, and it is why a PRV and an expansion tank usually go in together. A house with a PRV and no expansion tank can be harder on a water heater than one with no PRV at all.

Testing this costs almost nothing. A pressure gauge on an outside hose bib gives you a number in about a minute, and I check it on every visit.

What to actually do

In the order I would do it:

  1. Test your pressure. One minute, one gauge, tells you whether you have a problem at all.
  2. Find out how hard your water is. If you are on a well, test it. If you are on village water, most utilities will tell you if you call.
  3. Get the tank flushed — annually if your water is hard, every couple of years otherwise.
  4. Have the anode rod pulled and looked at somewhere around year three or four, and every couple of years after. This is the single highest-value thing on this list.
  5. If the tank is already past ten years and none of the above has ever been done, the conversation is probably about replacement rather than maintenance. That is not me upselling — it is that a tank in that condition rarely gives you a second chance to plan for it.
