Sycamore is the DeKalb County seat, about 25 to 30 minutes west of my shop in Campton Hills. The historic downtown sits on the city water utility, while properties on the edges and out toward the rural roads run on private wells. Either way, hard water is the through-line.
Water heater repair and replacement in Sycamore
Sycamore has the hardest municipal water I work on anywhere, and unlike most of the towns I cover, the city does not soften it before it reaches you. That one fact explains most of what I get called out for here.
Untreated hard water does something specific to a tank heater. Minerals drop out of solution and settle on the bottom, the burner then has to heat through that layer, and the tank runs hotter and longer than it was designed to. You hear it first — the popping and rumbling people describe as the heater “boiling” is water flashing to steam under the sediment. You feel it later, when the unit gives out at year seven instead of year twelve.
So the honest Sycamore conversation is not which brand of heater to buy. It is whether anything is treating the water, because a premium tank on untreated water fails on roughly the same schedule as a cheap one. Where a softener is already in place, the questions become whether it is still working and whether the anode rod has ever been pulled.
That also decides the tankless question. Tankless works here — the photo above is a Sycamore install — but only with softened water ahead of it and a descale on a schedule. On raw city water it is the wrong purchase and I will tell you so.

Local water in Sycamore
The City of Sycamore operates its own utility from deep wells.
- City water hardness runs in a similar range to Genoa and the western Kane County towns — moderately to genuinely hard depending on the neighborhood. A standard salt-based softener handles it.
- Iron and manganese show up occasionally, more on private wells than on the city system. Treatable with a separate filter when needed.
- Private wells outside city limits typically run harder, often with iron and manganese on top. Most rural homes need a softener and a separate iron filter.
