Hampshire sits at the western edge of my service area, about 25 minutes from my shop in Campton Hills. Most of the village runs on private wells, and the water and housing patterns rhyme with what I see in Lily Lake and Wasco — hard water, occasional iron, a mix of older small-town homes and newer subdivisions south of town toward Burlington Road.

What we work on in Hampshire

Local water in Hampshire

Most homes outside the village center are on private wells. A few notes:

  • Hardness runs high. Most wells around Hampshire test in the 18–25 grain range. Without a softener, expect a tank water heater to give up earlier than the warranty would suggest.
  • Iron and manganese are common. Orange staining on porcelain, metallic taste from an unused tap. Both testable, both treatable.
  • Village water on the deeper wells is moderately hard — better than the private wells but still benefits from softening.

Housing stock

  • Older village homes around the Route 72 corridor, turn-of-the-century farmhouses and small-town construction with the era’s plumbing complications.
  • Subdivisions south and east of town, built out from the 1990s through the 2010s, mostly newer construction. Most don’t include a softener — on hard well water, that shows up fast on the water heater.
  • Rural properties outside the village, larger lots on private wells, often with whole-house treatment that’s worth auditing as part of any heater replacement.
