Elburn is right next door for me, ten minutes west of Campton Hills, on the way out to Maple Park. I’m out here regularly, and the mix of older village homes, newer subdivisions, and rural properties on private wells means just about every kind of plumbing job shows up in Elburn at some point.

Elburn is the clearest example I work in of one town with two water stories, and which one you are in changes the entire recommendation.
Inside the village, the water is softened at the treatment plant before it reaches you. Tanks here get a comparatively easy life, they tend to reach something near their rated age, and a replacement is usually a planned job rather than an emergency. If you are on village water, you probably do not need a household softener, and I would rather say that plainly than sell you one you will not benefit from.
A mile outside the village limits, on a private well, it is a different appliance in a different environment. Untreated well water out here is hard, frequently carries iron and manganese, and scales the bottom of a tank fast enough to take years off it. On those properties the heater and the treatment are one job, not two — putting a new tank on untreated water is buying a shorter life than the warranty implies.
The complication is that the boundary is not tidy. Homes on the western and southern edges were annexed at different times, and I have quoted plenty of jobs where the homeowner was not certain which system they were on. Worth establishing before anyone quotes you anything.

Elburn is split: in-village homes are on the village’s municipal water; rural homes outside the village limits are on private wells.
- Village municipal water, drawn from local wells, treated and softened at the plant. Noticeably easier on water heaters than the wells just outside town.
- Rural well water, same aquifer story as the rest of western Kane County. Hard, with iron and manganese showing up routinely, and the deeper wells can have radium worth testing for.
- Mixed neighborhoods on the edges. Some homes on the western and southern fringes were annexed at different times, confirm whether you’re on village water or your own well before assuming.
